Roka Development launches Roka Quality Certificate, an instrument through which the quality of a home becomes a written, verifiable commitment supported by extended warranties. The concept gives homebuyers greater security after purchase, clarity over the components covered and a simpler framework for resolving situations covered by warranty.
Drawing on the experience accumulated within Sir Group and almost two decades of activity in the residential market, Roka Development identified the need for a clear, developer-backed instrument that gives buyers extended warranties and greater predictability after handover.
While the legal warranty is 3 years for most components, Roka Quality Certificate extends warranties up to 10 years for heating systems, 7 years for parquet flooring, 5 years for doors, ceramic tiles, installations, elevators and exterior joinery, and 4 years for painting works, sanitary fixtures and facades.
Through this instrument, Roka Development takes an active role in verifying and maintaining quality. The client does not have to manage the relationship with suppliers and contractors alone, because the developer is responsible for coordinating and remedying any situations covered by the warranty terms.
These warranties show the developer’s confidence in the technical solutions chosen, the materials used and the quality of execution. For clients, they mean more predictability, fewer worries and a clearer framework if situations that need to be remedied arise. The client knows from the beginning what is covered and for how long.

Roka Quality Certificate will be implemented starting with the Platinum by Roka Development and Parkview by Roka Development projects, the first developments in the company’s new strategic stage, focused on the upper-mid, premium and high-end segments.

Today’s buyer is attentive, informed and prudent, and we want to offer clear data and firm commitments about what they receive, what warranties they have, who is responsible and what happens after they move into a new home. Roka Quality Certificate is a differentiating instrument in the market, but also an internal discipline tool, because it requires every stage of the projects to be designed with a very high level of responsibility. Roka Development is raising the bar on warranties, and we would like the Roka model to be followed by all developers,” says Ionuț Nedelcu, Strategic Consultant for Roka Development projects.
Roka Quality Certificate starts from the simple idea that a good home is defined by the way it is designed, built, verified and maintained over time.
Quality begins with choosing a well-positioned plot of land, which can support the home’s value over time, and continues with design, partner selection, material selection, rigorous execution control, attention to installation and finishes.
The company selects verified collaborators, with relevant experience and the ability to deliver works at the standard assumed for each project. In addition, materials are chosen based on performance, durability and documents certifying their high level of quality.
Together with the extended warranty certificate for materials and finishes, clients will also receive, through Roka Quality Certificate, a user and maintenance manual for the apartment. It will include recommendations on the correct use of installations, materials and finishes, so that the home is kept in optimal condition over the long term.
Roka Development is also working on the creation of a dedicated application for owners and residents, which will also connect the extended warranty component provided by the developer.
