Cosmopolis increased sales by around 30%

Cosmopolis, the flagship project of developer Opus Land Development, continues to consolidate its leading position in the integrated residential sector in Romania. In the first six months of 2025, home sales reached 218 units, up by almost a third compared to the same period last year, when 172 units were sold.

The total value of transactions in the first half of the year exceeded €20 million, reflecting the growing interest in housing in Cosmopolis, a comprehensive urban development project with integrated facilities and infrastructure.

The performance in the first half of 2025 comes in an economic context in which the real estate market rebalanced its dynamics in 2024, after a 2023 dominated by financial uncertainties and rising interest rates. In contrast to the previous year, housing demand visibly reactivated in 2025 for Cosmopolis.

The most sought-after types of housing are still studios, studios and two-bedroom apartments, appreciated in particular by young people at the beginning of their professional career and investors.

The segment with the biggest volume growth compared to 2024, however, was that of villas – they established themselves as the best-seller of the semester. Their customers want generous spaces and private gardens.

“We have over 20 types of homes in the Cosmopolis portfolio, which gives us the advantage of being able to respond to any request and requirements demanded by the customers who cross our threshold. We are attentive to the changing demands of the market and at each stage we have adapted Cosmopolis plans according to the specifics and trends of each year in which we are in. The sales target for the whole year 2025 is between 500 and 550 units, a realistic target supported by the current market dynamics, the expansion of the infrastructure and the trust that Cosmopolis has consolidated in the 18 years of continuous development”, emphasizes Gabriel Voicu, SVN Romania Vice President and Sales Director of Cosmopolis.

Increased interest in integrated urbanism and educational facilities

The buyer profile in 2025 reflects the size and complexity of Cosmopolis, a city-sized neighborhood: young professionals working in the north of the capital and families with children who are looking for stability are the dominant segment of residents. Romanian and foreign investors also have a share of around 15-20% of the housing stock. They are attracted to invest for the competitive yields and security of real estate investment. Most buyers remain end-users, but the investment segment is growing steadily.

The diversified housing offer allows for a balance between supply and demand, and one of Cosmopolis’ strengths remains the ability to consistently deliver housing optimized for different customer segments, especially as sales trends show a further shift in the market.

Customers are increasingly well-informed and demanding, not only in terms of home configuration, but also in terms of the quality of urban planning, access to educational infrastructure, mobility and community living.

The Mark Twain International School campus in Cosmopolis will be officially opened this fall, and the start of the first school year here is an important moment to strengthen the community and attract new families.

To support strategic communication and relationships with current and future tenants, developer Opus Land Development will continue to invest in digitization and transparency through tools such as the My Cosmopolis app, which provides easy access to information, services and support for residents.

Opus Land Development will advance new stages of development in the coming period that strengthen integrated urbanism, expand road and educational infrastructure, and open new directions in digitizing everyday life.

Cosmopolis is the largest integrated residential investment realized in Romania in the last three decades. With over 17,000 inhabitants, the community of Cosmopolis neighborhood is comparable to the population of the cities of Râșnov or Vatra Dornei and includes a larger number of residents than Otopeni, Sinaia or Gura Humorului. Cosmopolis’ expansion plans continue in the coming years. By 2035, the developer estimates a total of more than 12,000 homes and a community of more than 35,000 people.

Investments in Cosmopolis have so far totaled more than 455 million Euro. The district benefits from more than 60 outdoor swimming pools, a semi-olympic size indoor swimming pool (within WorldClass), parks and playgrounds for children, a medical center (Affidea Cosmopolis) and the largest retail park in the North of the Capital (Cosmopolis Plaza) which hosts more than 70 retailers, national and international brands.

Cosmopolis facilities also include: private beach on the shores of the nearby natural lake, sports fields, 24/24h security services and neighborhood surveillance – both through security teams and fixed surveillance cameras, transportation on the Pipera route and return, office for local taxes and fees.
